How to Plan Around a 2027 Possession Date

A handover year helps only if the project is on track. These checks keep the date honest.

Compare with RERA

The date on the registration is the legal reference. A brochure date that is earlier than the registered date deserves a question.

Track the build

Ask for dated progress photos and compare the tower height with the payment stage. Visit the site twice, a few months apart.

Align your loan

Banks release loans in stages. Plan your rent and EMI overlap so a delay does not break your budget. Under construction non-affordable flats attract 5 percent GST on two thirds of the agreement value, with no input tax credit for the buyer; affordable housing attracts 1 percent. Ready homes with an occupancy or completion certificate carry no GST.

Read the delay clause

The agreement should state the remedy for a late handover. RERA also gives a complaint route if the promoter misses the registered date.

Check the finish

At handover, inspect the flat against the specification list and the sanctioned plan before you accept possession.

Consider ready homes

If your date is firm, a ready to move home removes the wait.
