Jaipur Upcoming Projects Guide for Buyers
When you are choosing between a launch, a home under construction and a ready flat in Jaipur, you need the costs, the checks and the facts about each area in one place. This guide sets out the figures with their sources and tells you where we could not verify a claim.

The Jaipur Market at a Glance
Facts below are attributed. Where only one source supports a claim, we say so.
Jaipur had about 3.05 million residents in 2011, and its municipal area covers 467 sq km, according to Wikipedia. Housing.com says growth is concentrated in the western and southern parts of the city, with a shift from low-rise to multi-storey apartments and employment support from the 3,000 acre Mahindra World City SEZ.
Bajaj Finserv names Vaishali Nagar, Malviya Nagar, Jagatpura and Mansarovar as prime residential localities. Housing.com reports Mansarovar and Vaishali Nagar at about Rs 6,000 to 8,000 per sq ft and Pratap Nagar and Ajmer Road at about Rs 4,000 to 6,000 per sq ft; treat these as indicative single-source figures.
In our own pool, West Jaipur holds 35 of 79 listed projects and East Jaipur holds 20. See the locations hub for every locality.
Infrastructure Shaping Jaipur Real Estate
These projects change which corridors attract launches.
Jaipur Metro Phase 1
The Pink Line runs from Mansarovar to Badi Chaupar with 11 stations over about 11.97 km. Phase 1A opened on 3 June 2015 and Phase 1B on 23 September 2020, per Wikipedia and Housing.com.
Jaipur Metro Phase 2
The Union Cabinet approved the 41 km Orange Line on 8 April 2026, with 36 stations and a cost of Rs 13,037.66 crore, running from Todi Mod to Prahladpura via Tonk Road, Jaipur Airport and Sitapura. The completion target is September 2031 (Business Standard, Wikipedia).
Jaipur airport
The airport is at Sanganer in south Jaipur and served roughly 6.1 million passengers in 2024-25 (The Week and Wikipedia differ slightly).
Ring Road
The six-lane Jaipur Ring Road has a 47 km southern stretch connecting Ajmer Road, Tonk Road and Agra Road. The planned Northern Ring Road was uncertain as of early 2024 (Wikipedia, Maritime Gateway).
Delhi Mumbai corridor
The 246 km Delhi Dausa expressway opened on 12 February 2023 and Housing.com says it cuts Delhi to Jaipur travel from about five hours to about three.
Highways and rail
Jaipur connects through NH 48 and NH 52, and Jaipur Junction is the busiest railway station in Rajasthan (Wikipedia).
Stamp Duty, Registration and GST in Jaipur
Stamp duty in Rajasthan is reported at 6 percent for male or joint buyers and 5 percent for sole female buyers, plus a 1 percent registration fee, charged on the higher of the sale value or the district level committee rate.
| Agreement value | Stamp duty at 6% | Stamp duty at 5% (sole woman buyer) | Registration at 1% | Labour cess (20% of duty, at 6%) | Total with 6% duty | Total with 5% duty |
|---|---|---|---|---|---|---|
| ₹50 L | ₹3 L | ₹2.5 L | ₹0.5 L | ₹0.6 L | ₹54.1 L | ₹53.5 L |
| ₹1 Cr | ₹6 L | ₹5 L | ₹1 L | ₹1.2 L | ₹1.08 Cr | ₹1.07 Cr |
| ₹2 Cr | ₹12 L | ₹10 L | ₹2 L | ₹2.4 L | ₹2.16 Cr | ₹2.14 Cr |
| ₹3 Cr | ₹18 L | ₹15 L | ₹3 L | ₹3.6 L | ₹3.25 Cr | ₹3.21 Cr |
Indicative arithmetic on the rates reported by Godrej Capital and HomeFirst for Rajasthan. Duty is charged on the higher of the sale value or the district level committee rate, so your bill can be higher. GST, brokerage and maintenance deposits are extra. Confirm every rate with the sub-registrar before you budget.
Under construction non-affordable flats attract 5 percent GST on two thirds of the agreement value, with no input tax credit for the buyer; affordable housing attracts 1 percent. Ready homes with an occupancy or completion certificate carry no GST.
Stamp duty is computed on the higher of the actual sale value or the district level committee rate, so confirm the circle rate for your area. Female buyers get a 1 percentage point lower duty, and HomeFirst reports lower duty for PMAY and CM Jan Awas EWS and LIG buyers; confirm eligibility with the registrar.
Use the under 50 lakhs, under 1 crore and under 3 crore pages to apply these costs to a budget.
Checking Rajasthan RERA Before You Pay
A project needs Rajasthan RERA registration when its land exceeds 500 sq m or it has more than 8 apartments, and buyers can look up registered projects on rera.rajasthan.gov.in.
Find the number
Ask the builder for the Rajasthan RERA registration number in writing. Numbers look like RAJ/P/2023/2512. Do not pay a booking amount before you have it.
Search the portal
Open rera.rajasthan.gov.in, use the registered project search and match the project name, promoter and location to the brochure.
Match the dates
Compare the completion date on the registration with the possession date in the agreement for sale. A later date in the agreement is a warning sign.
Read the approvals
Check the layout or building plan approval from the Jaipur Development Authority or the municipal body, and the land title documents.
Check the account
Ask which bank holds the project account for the 70 percent set-aside. Pay only by cheque or transfer to that account.
Keep the paper trail
Save the allotment letter, payment receipts and the registered agreement. File a complaint on the RERA portal if the promoter misses the date.
The authority can penalise operating an unregistered covered project by up to 10 percent of the estimated cost, according to IndiaFilings. Browse the numbers we found on the RERA registered projects page.
Choosing an Area
Match the corridor to your commute and budget.
Ajmer Road and Mahapura
Large townships and plotted developments sit here, along with launches such as PinkWest. The southern Ring Road connects this corridor.
Mansarovar and Vaishali Nagar
Established western localities with a metro line at Mansarovar. Housing.com reports the highest rates in the pool here.
Jagatpura
On the south eastern edge, linked to Sitapura, Malviya Nagar and the airport. Housing.com describes it as suited to budget-conscious buyers.
Tonk Road and Durgapura
Southern corridor close to the airport. The Phase 2 metro line approved in April 2026 passes along Tonk Road.
Kalwar Road and Sirsi Road
North western corridor with drainage works approved by the Jaipur Development Authority in 2026.
Central Jaipur
C Scheme, Bani Park and Tilak Nagar hold fewer but larger and premium projects.
