Title and records
Check the registered sale deed, the jamabandi revenue record and any conversion order, according to iPleaders. Treat unregistered agreements and power of attorney transfers as red flags.
Approved layout
Match the plot number to the approved layout plan from the Jaipur Development Authority or the local body.
Roads and utilities
Ask who builds the road, water and power connections, and what development charges apply.
