A 1 BHK home suits first-time buyers, renters-to-owners and investors who want a compact flat. The localities with the most 1 BHK projects are Thikariya, Ajmer Road, Jagatpura and Jaisinghpura.
Check the carpet area
Quoted sizes mix carpet, built-up and super area. Ask for the RERA carpet area in the agreement and compare flats on that number.
Look at the layout
Check the shape of rooms, the balcony, the number of toilets, and where the sun and wind fall. Two 1 BHK flats of equal area can feel very different.
Price per square foot
Divide the all in price by the carpet area. Compare projects on that figure rather than on the headline starting price.
Stage and tax
Ready homes carry no GST and under construction homes carry the GST in the rules.
